Top 10 Tips For Buyers

Buying a home can be all-consuming, emotional and frustrating at times. That is because there tends to be more buyers than inventory in the GTA. This means for every house you as a buyer fall in love with, there are likely several other buyers who want to bid on the house as well. The result is a bidding war (multiple offers) and the house will inevitably sell for much more than the asking price. This Sellers market can be very frustrating and very discouraging for buyers.

When I work with new buyers, we meet and I educate you on the process of buying a house so you are prepared and ready to offer when your dream home comes up for sale. I also take the time to understand your needs and devise a buyers check list ahead of time so as to not waste you time. Here are a few things to consider when buying a house:


  1. First time buyers are eligible for a City of Toronto rebate - make sure your lawyer knows if this is your first purchase

  2. Before closing, do a walkabout with current owner to familiarize yourself with how to operate various systems in the hosue

  3. Save your final house visit to night before or morning of closing to make sure house is in satisfactory state and with all chattels included in Agreement of Purchase and Sale

  4. Book movers well in advance of closing date

  5. Change the locks to keep your new home safe and secure

  6. Let your insurance agent know you’re changing ownership

  7. Set up new accounts with utilities (Enbridge, Hydro, Rogers/Bell, etc)

  8. If there is a legal pad parking, call the City to change permit name

  9. Clean ducts and carpets (ducts should be cleaned every 2 years)

  10. Inspect the chimney before using to ensure safe use (chimney should be cleaned every 2 years)
